Wholesale commercial lending is lending to businesses, institutions and investors, as opposed to individual consumers. In commercial real estate it often also describes loans a lender sources through brokers and other intermediaries rather than through its own branches. Both meanings are in use, so it helps to know which one a lender or broker means.

Meaning one: wholesale banking

Euromoney's glossary describes wholesale banking as "an umbrella term describing the suite of products and services offered by commercial banks" to corporations, governments and institutional investors (Euromoney). Lending to commercial real estate owners and developers sits inside it, next to payments, trade finance, advisory and capital markets. Retail banking, by contrast, serves individuals and small accounts through branches.

Meaning two: wholesale as a channel

In mortgage lending, "wholesale" also names a distribution channel. A wholesale lender takes loans that brokers originate and does not market directly to the borrower. The broker finds the borrower and structures the deal; the lender underwrites and funds it. A "retail" lender deals with the borrower directly.

In commercial real estate this is common, because a broker can reach many lenders on a borrower's behalf and each lender sees deals that fit its box.

Who lends on the wholesale side

Lender typeTypical role
Banks and credit unionsBalance-sheet loans, often relationship-based
Life insurance companiesLong-term fixed-rate loans on stabilized assets
Debt funds and bridge lendersShort-term, transitional or higher-leverage loans
CMBS conduit lendersLoans pooled and sold into securities
Agency lendersMultifamily loans in the agency programs

Which one fits is a function of the asset, the business plan and the hold period, not the label.

Why it matters for the borrower

Two practical consequences. First, the quote you get depends on which lender sees the deal. Standards move over time: banks reported "generally easier standards and unchanged demand for commercial real estate loans" in the second quarter of 2026, according to the Fed's July survey (ABA Banking Journal, 4 Aug 2026). A deal one lender passed on may fit another's box today.

Second, reaching more of the right lenders is the job. A broker's lender list is finite. A platform that matches a deal to lenders by criteria widens the field without widening the workload.

How Finance Lobby fits

Finance Lobby is the all-in-one CRE financing platform. You underwrite the deal, build the deal memo, pull comps and manage documents in one place, then reach the lenders whose criteria fit, with 13,000+ lenders on the network, and compare their quotes side by side.
